Quick answer

What cleaning does Citywide provide for commercial buildings?

Citywide Maintenance Services cleans commercial buildings in Manhattan and across New York City for property managers and owners. Services cover lobbies and entrances, corridors, common restrooms, stairwells, stone and hard floor care, interior and exterior windows, power washing and tenant-space cleaning. Work is done by bonded, insured Citywide employees, never subcontractors, against a written scope of work.

What property managers need from a cleaning vendor

Property managers are measured on tenant satisfaction, and cleaning complaints are some of the most common they field. A dirty lobby floor, fingerprints on elevator doors, an unstocked common restroom or overflowing trash in a corridor all end up as emails to management. The goal is a building where nobody has a reason to complain.

That takes more than a crew. It takes a vendor that works from a clear written scope, documents what is done, carries the insurance the owner requires, and has one person who answers when something needs attention. Multi-tenant buildings add coordination: different tenant schedules, after-hours access, and freight elevator and loading dock time shared with other trades.

Common areas and what a scope should cover

Frequencies vary by building class, occupancy and traffic. These are the areas we scope first:

Corridors and stairwellsVacuuming or mopping, spot-cleaning walls and doors, handrails, trash removal

Built for how buildings are managed

  • One point of contact

A single Citywide contact for scope questions, schedule changes and issues, instead of chasing a crew or a call center.

  • Written scope of work

Tasks and frequencies spelled out by area, so management, tenants and crews share the same expectations.

  • Insurance on file

Citywide is bonded and carries full liability and workers' compensation insurance. We provide certificates of insurance naming the parties you require.

  • Quality control

Crews work from detailed checklists, and we carry out site inspections and act on your feedback.

A vendor you can put in front of tenants

Cleaning staff in a managed building are visible to tenants, security and other vendors. Every Citywide cleaner is a Citywide employee; we do not subcontract any of our work. Employees are background-checked before hiring, trained in our procedures and arrive in uniform.

Crews are available around the clock, so common-area work can be done early morning, after hours or overnight, and tenant-space cleaning can follow each tenant’s schedule. We use environmentally friendly products in all of our work, which is useful for buildings with sustainability goals.

Changing cleaning vendors without disruption

Switching vendors in an occupied building has to be invisible to tenants. This is how we plan a transition:

  1. Walk the property

We tour common areas, tenant spaces and back-of-house areas with your building staff, and review your current scope and any tenant complaints.

  2. Written scope and proposal

You receive a scope of work by area and frequency, with clear, upfront pricing and no hidden fees.

  3. Paperwork and access

We provide insurance documentation, confirm security procedures, keys and access cards, and agree on freight elevator and loading dock use.

  4. Start and review

Crews start on the agreed date working from checklists, and we inspect early and often, adjusting the scope with you as needed.

Specialty work across the building

Buildings need periodic work that a nightly crew does not cover. Citywide provides lobby stone and hard floor care, exterior power washing, window washing and chandelier cleaning. Between tenants, post-construction cleaning gets fit-outs ready for move-in. Our guide on certificates of insurance for cleaning vendors explains what to request.

Yes. Citywide can clean lobbies, corridors, stairwells and common restrooms, and also clean individual tenant offices or suites under the same program or under separate agreements.

Do you subcontract any building work?

No. Every cleaner is a Citywide employee. We do not subcontract any of our work, and every employee is background-checked before hiring.

Can you prepare a vacant suite for a new tenant?

Yes. Citywide provides post-construction and move-in/move-out cleaning to remove dust, debris and footprints after a fit-out so the space is ready to hand over.
