Quick answer
What floor care services does Citywide provide?
Citywide Maintenance Services provides commercial floor care across Manhattan and New York City. For resilient hard floors, that means stripping old finish, sealing, waxing and buffing. For natural stone such as marble, granite, limestone, slate and terrazzo, it means cleaning, polishing and sealing. Work is usually done overnight or outside business hours in lobbies, retail stores, showrooms and offices.
Floors take the most punishment and get the most attention
A Manhattan lobby or storefront floor handles street grit, salt in winter, rain tracked in from the sidewalk and heavy foot traffic every day. Daily mopping keeps it clean, but it does not restore the finish. Over time, traffic lanes go dull, scratches collect dirt and the floor starts to look tired even when it has just been mopped.
Periodic floor care resets that cycle. Removing worn finish, applying fresh protection and maintaining the shine in between keeps the floor looking cared for and extends the life of the surface underneath. For property managers, it is also one of the most visible signs to tenants and visitors that the building is well run, and for retailers it is part of how the merchandise is presented.
Hard floor care, step by step
Stripping
Removing old, scratched or yellowed finish down to a clean surface so new protection bonds properly.
Sealing
Applying a sealer suited to the floor, which protects the surface and gives the finish a sound base.
Waxing
Building up coats of floor finish that take the wear instead of the floor itself.
Buffing
Regular machine buffing between full refinishes to restore shine in traffic lanes and remove scuffs.
Natural stone needs its own approach
Stone is common in Manhattan lobbies, boutiques and showrooms, and each type behaves differently. We confirm the stone and its current condition during the walkthrough.
| Stone | What to keep in mind |
|---|---|
| Marble | Soft and sensitive to acidic cleaners; shows etching and dull traffic paths. Benefits from careful polishing and sealing. |
| Limestone | Porous and easily marked; needs gentle products and regular sealing to resist staining. |
| Granite | Hard and durable, but still benefits from proper cleaning and periodic sealing to keep its finish. |
| Slate | Textured surface holds dirt in its clefts; needs thorough cleaning and a suitable sealer. |
| Terrazzo | Common in older lobbies; responds well to proper cleaning, polishing and sealing. |
Floor work that does not close your lobby
Stripping and refinishing need time for products to dry and floors to cure. In a building lobby or a store that opens at ten, that time has to come from the night. Citywide crews are available around the clock, so floor work is usually scheduled after closing, overnight or on weekends, with sections planned so an entrance stays usable where the building requires it.
Floor care can be booked one time, before a reopening, a holiday season or a lease turnover, or set on a recurring monthly or periodic schedule alongside your janitorial program. Recurring visits are usually lighter work, such as buffing and spot repairs, with full stripping and refinishing planned less often.
- Overnight and weekend scheduling
- Sectioned work for open entrances
- One-time or recurring

Keeping floors looking good between visits
Most floor wear comes from what gets tracked in. A good floor plan usually includes:
- Walk-off mats at entrances, kept clean and in position
- Dust mopping before wet mopping, so grit is not dragged across the finish
- Neutral or stone-appropriate cleaners rather than general-purpose products
- Prompt cleanup of spills, especially on marble and limestone
- Buffing in traffic lanes on a set schedule
- Extra attention in winter, when salt and slush reach the lobby
Carpet and floors under one program
Most commercial spaces have a mix of surfaces: stone in the lobby, resilient flooring in back-of-house areas, carpet on office floors. Citywide also provides deep carpet cleaning, so the whole floor plan can sit with one vendor. Our crews are Citywide employees, not subcontractors, and we use environmentally friendly products in all of our work.
FAQ
Frequently asked questions
Straight answers to the questions facility and office managers ask us most.
Have a question that is not here? Call (917) 842-4644 or request a proposal.
How often should a commercial floor be stripped and refinished?
It depends on traffic, the floor type and how well it is maintained between visits. Busy lobbies and stores need refinishing more often than quiet offices. We recommend a schedule after seeing the floor and how the space is used.
Can you clean and polish marble floors?
Yes. Citywide cleans, polishes and seals natural stone, including marble, granite, limestone, slate and terrazzo. Marble and limestone are sensitive to acidic products, so we confirm the stone type and condition before choosing a method.
Can floor care be done overnight?
Yes. Floor work is usually scheduled after business hours, overnight or on weekends. Citywide crews are available around the clock, so we plan around your building's opening hours and access rules.
Can etching or deep scratches in stone be removed?
Some dullness and light wear respond well to cleaning and polishing. Deeper damage may need more extensive restoration. We assess the floor during the walkthrough and tell you what to realistically expect before quoting.
Do you handle both stone lobbies and office carpet?
Yes. Citywide provides hard floor care, natural stone care and carpet cleaning, so mixed floor plans can be managed under one proposal.
