Quick answer

How does Citywide clean commercial carpet?

Citywide Maintenance Services deep-cleans commercial carpet in Manhattan and across New York City using hot-water extraction, often called steam cleaning. The process pre-treats stains and traffic lanes, flushes embedded soil out of the fibers and extracts the dirty water. Citywide also removes odors and stains, and cleans upholstery, drapes and area rugs at your location.

Vacuuming is not the same as cleaning

Regular vacuuming removes loose dirt from the surface. What it leaves behind is the soil that matters: oily residue from shoes, grit worked deep into the pile, spilled coffee that dried weeks ago. That soil is what turns traffic lanes grey, holds odors and wears carpet fibers down faster than foot traffic alone.

Deep cleaning removes it. Done on a sensible schedule, it keeps carpet looking presentable for longer, helps offices and stores smell clean, and delays the cost and disruption of replacing carpet on a busy floor. In a Manhattan office, where a carpet replacement can mean moving whole teams for a weekend, that matters.

Timing helps too. Many offices book deep carpet cleaning before the busy season, after the holidays or ahead of a client event, and stores often schedule it before a launch or seasonal reset. A clear plan for the year makes the visits predictable for your team and for the building.

How hot-water extraction works

Hot-water extraction is the standard deep-cleaning method for commercial carpet. A typical visit follows these stages:

  1. Vacuum and inspect

Dry soil is removed first, and stains, traffic lanes and problem areas are noted.

  2. Pre-treat

Stains, spots and heavily soiled lanes are treated so the soil releases during extraction.

  3. Extract

Hot water and cleaning solution are flushed through the pile and extracted, taking the loosened soil with them.

  4. Groom and dry

The pile is groomed and the area is left to dry, with airflow where needed before the space reopens.

How often should commercial carpet be deep cleaned?

Frequency depends mostly on traffic, spills and how visible the space is to clients and customers. As a general guide, which we adjust after seeing your floor:

How often should commercial carpet be deep cleaned?
Type of areaTypical deep-cleaning frequency
High-traffic retail floors and food areasAs often as about every two weeks
Busy office corridors, reception and break areasEvery few months, with spot cleaning between
Standard open office and conference roomsA few times a year
Low-traffic private offices and storage areasAbout once a year

Beyond wall-to-wall carpet

  • Stain removal

Coffee, ink, food and tracked-in dirt are treated during deep cleaning, or as spot work between visits.

  • Odor removal

Odors trapped in carpet from spills, food or heavy use are treated at the source rather than masked.

  • Upholstery

Reception seating, lounge furniture, conference chairs and fabric panels cleaned on site.

  • Drapes

Fabric window treatments that collect dust and odors, cleaned without taking them off site.

  • Area rugs

Lobby, showroom and office rugs cleaned at your location, with the method chosen for the rug's material.

Where commercial carpet usually needs the most attention

Soil is never spread evenly. During the walkthrough we look closely at:

  • Entrances and the first few feet inside the door
  • Elevator landings and main corridors
  • Reception and waiting areas
  • Around pantries, coffee stations and break rooms
  • Under and around desks and chair paths
  • Fitting rooms, cash wraps and display aisles in stores
  • Dining areas and service paths in restaurants

Scheduled around your floor, not the other way round

Carpet needs time to dry after extraction, so most commercial carpet cleaning is done after closing, overnight or over a weekend. Citywide crews are available around the clock, and we plan the work in sections when a floor has to stay partly in use. Furniture moving, access and freight elevator bookings are agreed before the visit.

Every technician is a Citywide employee, background-checked and trained in our procedures, and we use environmentally friendly products in all of our work. Deep carpet cleaning can be booked one time or added to an existing office cleaning or janitorial program.

FAQ

Frequently asked questions

Straight answers to the questions facility and office managers ask us most.

Have a question that is not here? Call (917) 842-4644 or request a proposal.

How long does carpet take to dry after cleaning?

Drying time depends on the carpet, the amount of soil and the airflow in the space. Because of this, we usually schedule carpet cleaning overnight or before a weekend so the floor is ready when people return.

Can you remove old or set-in stains?

Many stains respond well to pre-treatment and extraction. Some, such as certain dyes or long-set spills, may lighten without disappearing completely. We tell you what to realistically expect when we see the carpet.

Do you clean area rugs on site?

Yes. Citywide cleans area rugs at your location, choosing a method that suits the rug's material and construction. Tell us about any delicate or valuable rugs before the visit.

Do we need to move furniture before you arrive?

We agree furniture moving in the proposal. Personal items and paperwork should be cleared from desks and floors, and we plan around fixed or heavy furniture.

Can carpet cleaning be part of our regular cleaning contract?

Yes. Deep carpet cleaning can be scheduled periodically within an office cleaning or janitorial program, alongside hard floor care for other surfaces.
